Deeds
The Clerk of the Circuit Court maintains land records for the County of Bedford and Town of Bedford. The Clerk’s office records deeds, deeds of trust (mortgages), and other official instruments and documents associated with land transactions in the County. You may visit the Clerk’s office to view land records dating back to 1754.
These records are open to the public for research during normal business hours of 8:30am and 4:30pm. Copies of documents may be obtained at the rate of 50 cents per page, plus $2.00 for each certification. The land research area is located on the second floor in Circuit Court Clerk’s office, at 123 East Main Street, Bedford.

Secure remote access to land records is also available. The cost is $600 per year per user, payable in advance. Each user must submit an application and sign a user agreement. Those interested in utilizing secure remote access to land records may contact the Clerk for an application at the following email: jreynolds@vacourts.gov.

e-Recording
Land records are also accepted electronically through Simplifile and CSC iRecord. To begin the process of e-recording, please visit the Simplifile or CSC websites.
Property Notification Service
Bedford County residents are understandably concerned about various types of fraud. To attempt to prevent fraud relating to real estate, the Bedford County Clerk of Circuit Court now provides an additional tool that will allow residents to proactively monitor the status of Deed Book recordings.
The Clerk’s Office has released a Property Notification Service through its land records vendor, Logan Systems, Inc. This optional, free service will allow registrants to be notified by email when documents are recorded under name(s) they register so that they can confirm that such documents are valid.
Here’s how it works:
- Visit www.bedfordvacocc.org.
- Set up an account.
- Confirm your account through a confirmation email. (You may need to check your junk/spam folder.) This allows the vendor to confirm the email is valid and allows users to put the sending email address on their safe sender list for spam email filters.
- Register the name(s) you want to monitor.
After setting up your account, you will be notified by email if documents are recorded under your registered name(s). A search is conducted each night after close of business.
